How do I build a garage or garage addition to my home?

Garage additions are an effective means to use your property to its best advantage.

A Garage Addition allows you to store cars, boats, hobbies, or your -in-laws.

A Garage Addition or Remodel may allow you to gain extra space, add a rental unit, or establish a home office.

By optimizing the location, you can diminish the importance of your garage so your house is the focal point of your property.

A garage addition can also be an enhancement to your  property value.


How to incorporate a garage addition? Here a  few tips: To minimize some cost, you may be able to use an existing foundation. Your contractor can explain the design constraints depending on the foundation condition and load bearing capacity.

Location matters. If you want the garage visible from the street, do you want it to look like a garage? Can you move the garage to another location? Keep the proportions and scale of the new garage from overwhelming the house. If your house is small, consider building a garage far enough from the house that it looks more like a barn than a garage. The looks of your garage need to fit the property.

Make a list of what you want included in the new addition to your house.

How many vehicles and what type do you want to house? Two cars and a boat? Plan for enough  room to get in and out of vehicles and to get them in and out of the garage doors easily. Find out what the local building restrictions are by calling your city or county zoning office. They can tell you what you can or  can't build.
Match your  existing home unless you plan to update it. You may want to match the siding, roof pitch, trim and gable style.

Plan for water and electrical if you are into growing plants, vegetables, or trees. If you are considering an apartment you will require complete plumbing and electrical circuitry.  Verify other apartment considerations with your local building inspector. Plan for good access to the house. A breezeway or mud room can provide great access and a place to stow wet jackets, backpacks, and boots.

Considering storage? Pull-down stairs are great for additional storage. If an item does not require air conditioning or heating , a breezeway can be a great place to store it.
Speaking  of storage: A workbench? Heavy duty shelving? Storage for tools? Bicycles? Any  other bulky hard to store items?

Plan ahead—understand with your contractor what you would like your investment to include, and then enjoy the project as it becomes reality and is completed.

 

The pole barn construction shown is a method used for out buildings and barn construction.

We also love to build from a conventional poured footing. Using this method we recommend  to use a 8" x  16" poured footings poured below the frost line (42" deep). Then a  8" poured concrete wall is poured on top of this to minimize movement and future potential problems.

In architecture or structural engineering, a purlin (or purline) is a horizontal structural member in a roof. Purlins support the loads from the roof deck or sheathing and are supported by the principal rafters and/or the building walls. The use of purlins, as opposed to closely spaced rafters, is common in pre-engineered metal building systems and some timber frame construction.

In timber roof construction prior to the introduction of trusses, under purlins were used to support rafters over longer spans than the rafters alone could span. Under purlins were typically propped off internal walls. For example, an 8"x 4" under purlin would support the center of a row of 6"x 2" rafters that in turn would support 3"x 2" roof purlins to which the roof cladding was fixed.

In metal building roof systems, purlin members are frequently constructed from cold formed steel 'Z' sections. These sections can be lapped and nested at the supports which creates a continuous beam configuration between the bays.

An equivalent element in wall construction is a girt.

Posts or Poles =  Supporting members into ground below the frost line

Footing = Concrete under the poles or Posts

Beam or Support Header = Top Boards (Often 2 x 10 or 2 x 12) under Trusses

Trusses = Roof supports (Older days were called rafters)

Sheathing = Plywood or O.S.B. often 1/2" under a shingled roof or sided exterior wall

Lateral Run = 2 x 4 or 2 x 6 supports for securing Trusses
