My Wife and I own an Older Home from the 40's.

If we are to add onto the Home my question is what should I improve?

My house is a ranch one level home.
I'm thinking about adding on a home addition. Perhaps I may decide to Remodel also in the living area.
What should I improve on the home? Any advice on where the improvements should be for best resale value, etc?
Appreciate any building ideas or advice as we may remodel this year yet.

Know your goals and the dollar amount value of surrounding homes.

Home additions often are not the best investment for resale, although contractors would like you to believe otherwise. Unless your home's value is under the value of surrounding houses it may be not a good investment.

One investor in homes says a 1/3 ratio is the key. If you are investing $20,000 into a home addition the resale value of the home should increase $60,000.

Home Remodeling also has a need prior to starting the remodel project.

Finding a good remodeler really is the key.

They will tell you what to remodel and the best timing for the remodel project.
As mentioned Finding the remodeler who is good can be difficult as mentioned homeremodeling does have intense pressure on the remodeling builder.

Lets compare Home Building and HomeRemodeling?
Who would take the stress, dirt, and often pushy home owners versus a new construction or
new home building project?

The contractor would have to be crazy to take the remodeling rout, unless the remodeler has good home owners to work with. Even then knowing how to deal with the problems and stating that problems will happen during the home remodel from before the remodel project starts is very important. I think if home owners understand how much work it is to pull off remodeling smoothly they would appreciate the homeremodel contractor they chose at a much higher level.

So in summary - To know what to Remodel plan ahead and find a good homeremodel contractor to work with and you will find remodeling success!

Can be done for Resale Value.
If you are resaling a home a few items often need to be done.
Just know where to invest the funds before the homeremodeling starts.
Knowing where to invest your dollars is important.

For Instance a minor kitchen lift can increase a home value by $20 k some times.
An example of a HomeRemodeling project worth while for resale is adding new counter tops and simple cabinet hardware can prove to be a great investment for resale value.

Minor Kitchen Remodelings can be one of the best investments for home resale value.

Adding new kitchen hardware adds a shine to a kitchen.

New laminate countertops are inexpensive but often add a very good impression to for a potential home buyer. When reselling a home a minor kitchen remodel is what I would recommend as a top priority as the investment dollars can be very low.
